**House Rules**
We have created this house rules sheet to preserve the integrity of your stay and future stays while also respecting the home and neighborhood! Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. We understand that people are not a “one size fits all” category, so please reach out to us with any questions or concerns in this document. COMMUNICATION IS KEY!!!!
Mi casa, tu casa! But you wouldn’t intentionally damage or mess up your home, would you? We ask that you treat our property as if it was your very own as well! Please be aware of the condition of items in the house, and if you happen to notice anything broken when you arrive, please contact us ASAP to let us know.
We also ask that you please watch noise levels at night. We love our neighbors! They’re nice, we’re nice to them, and we hope you are nice to them too! Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules.

Broken items
If for any reason you break an item during your stay, please let us know immediately. We understand that accidents happen, but in order for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We really appreciate your honesty. We take inventory of every single item in the home when it is being cleaned, including linens, appliances, towels, and decorations. If anything is missing - this will result in a fee equal to the item’s 150% replacement value.

Checking for & Report Damages/Issues
Please note that like any home, our property may have normal wear and tear. We try our hardest to fix, replace, and bring back our property to its original form in between guests and reservations but sometimes it’s just not feasible and sometimes our previous guests don’t mention it to us. It’s your responsibility to let us know of any damages or issues you may have with the home or you forfeit the right to later deny any damages or make claims about the state of the home. All issues should be reported within the first 3 hours of entry. When reporting the issues please notify us with evidence of the issue. For example, broken blender: image or video showing that the blender does not function. For any claims that cannot be photographed, for example, a smell, we ask that guests (at their own expense) involve a neutral 3rd party professional to assess the home to validate their claims. Evidence of this must be supported and legitimized.

Mail, Packages, & Delivery
If you intend to receive mail, a package, amazon, or any other delivery please notify us prior for our approval.
Technically we don’t allow guests to send packages to the property because per Florida law a guest can claim proof of residency by receiving Mail at a location. Also, USPS won’t deliver per city laws to a property listed under the city as a short term rental unit.
We can make an exception where if you message us stating “I, (your legal name) will not be residing as a long term tenant in this short term rental property. I will only be staying here as a short term rental vacationer and will only be receiving a package here during my temporary stay.” Just keep in mind USPS still won’t deliver to the address. But you shouldn’t have a problem with Amazon packages.
Maximum Occupancy
The maximum number of guests is 14. However, we may be willing to accommodate additional guests for a fee of $40 per night per guest if we have the proper resources available with the maximum of up to 16 guests. We cannot make any guarantees that we will be able to honor
your request but please reach out to us prior to booking as we view this on a case-by-case basis.
Minor Differences in Rentals
Sometimes we have incidents where guests, steal, damage, stain, or break our home’s items. In these instances, we try to replace the item for the same exact item we had previously. Sometimes, this isn’t possible. Should you notice a particular decorative item in an image that is no longer there or is replaced with another decorative item, this is why. If you notice different bed sheets, or pillow cases, this can also be the reason. We’ve had a/c wall units need repair and we have temporarily replaced them with portable a/c units. Even down to patchy grass. We’ve had incidents where guests leave items on our grass and the grass dies. We mention all of this to say that it’s possible to experience slight differences in the listing images in comparison to your in person experience. Should you want to know what the possible differences can be, please ask us prior to your visit and we will inform you. Once, you book, you agree that there is a possibility of minor differences in the home.
No Daily Maid Service
While linens and bath towels are included in the home, daily maid service is NOT included in your stay. We provide starters for toilet tissue, paper towels, dish soap, garbage bags, and laundry detergent. Should you need any additional items, please let us know and we will do our best to accommodate you. However, it is not a guarantee. Due to the Covid-19 Pandemic, we have been experiencing shortages of basic toiletries. We thank you for your patience and understanding in the meantime.
Occupancy
Each home can allow up to two(2) adults per bedroom plus an added four(4) children under the age of 12. This means:
-If there’s a 1 bedroom unit = Max 2 adults or 6 with 4 being children under 12.
-If there’s a 2 bedroom unit = Max 4 adults or 8 with 4 being children under 12.
-If there’s a 3 bedroom unit = Max 6 adults or 10 total guests with 4 being children under 12. And so on and so forth.
-If there’s a 4 bedroom unit = Max 8 adults or 12 with 4 being children under 12.
-If there’s a 5 bedroom unit = Max 10 adults or 14 with 4 being children under 12.
Fort Lauderdale Ordinance & Other Applicable Laws
All guests must abide by the City, State, Federal, and all other applicable laws and bylaws.
Outdoor Patio Area
If you make your way out through the door next to the kitchen, you'll find that we have set up a small conversation set for you and your guest to enjoy. You can smoke in this area. Please use the provided ashtray to dispose of cigarettes. Do not throw any or leave any cigarette butts or trash in this area or rocks.
Parking
Our driveway will allow for 4 vehicles parked outside. Please DO NOT PARK on the grass, street, or on any neighbor’s property. We will not be responsible for any parking tickets, parking boots, or towed vehicles. There is FREE public parking nearby that is first come, first serve.
Parties & Events
While we are all about having a good time, WE STRICTLY PROHIBIT ANY PARTIES OR EVENTS. This is to preserve the quiet neighborhood we’re in. Keep the party for the Las Olas night scene. You can be as loud as you’d like there. Music must be kept to a non-disturbing level during quiet hours and any conversations should be had inside the house, not near the street, front entrance, communal, or even the patio areas. Please be mindful of the city-wide quiet hours from 10pm-8am and make sure that all extra guests leave by 12am. There is a noise ordinance in effect all day but it becomes much stricter at night. Additional guests apart from those included in the guest count must be approved prior to their arrival. Gatherings will come at an additional fee once approved. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your stay without a refund as you will be in direct violation of house rules.
Patio Furniture
We hope you come to enjoy our outdoor spaces as most of our units do have them! Please keep in mind, that a lot of our outdoor furniture are not under covered areas which means they are susceptible to normal wear and tear, bird and animal droppings (we can’t control nature), wildlife (if bugs decide to crawl or lizard decide to sunbathe), rain, dust, dirt, pollen/leave stains, etc. We’ve noticed during certain timeframes we need to wash the outdoor patio furniture cushions much more frequently than others. Please note, some items may have been discolored due to pollen/leaf stains and also the sun's rays. The images portraying our patio furniture may differ in person because of this. It isn’t an indication that the unit is unclean, but rather that our patio furniture has been weathered. By booking with us, you agree to these terms.
You understand that the Manager Parties may not maintain any insurance policy covering any circumstance arising from your use of the Pool Facilities or any event related thereto. As such, you are aware that you should review Your personal insurance coverage.
You hereby certify that you are at least 18 years of age and you are legally competent to enter into this Agreement, including the Release, Waiver, Assumption and Indemnity provisions contained herein. You agree that it is your express intent that this release shall bind the members of your family and spouse, if you are alive, and your heirs, assigns and personal representatives, if you are deceased, and shall be governed by the laws of the State of Florida.
THERMOSTAT
Our thermostat can be controlled manually by adjusting the temperature, however please do not lower the temperature below 69 degrees. There is one thermostat located upstairs and another downstairs
Pets
YES! We have finally decided to allow pets into our home. There will be a $20 flat fee per night rate for 1 pet and a $30 flat fee per night rate for 2 pets. We do not have a weight restriction or type of pet restriction. Maximum of 2 pets per stay. Should you bring more than 2 please reach out as depending on the situation we may be able to accommodate you. Please ensure that you are following all local, state, and federal laws pertaining to your pets.
Please ensure that you clean up after your furry family members. We will apply an excessive cleaning fee to unreasonably dirty homes. We do have a designated "Potty Area" for your pets in the backyard patio. However, it is YOUR responsibility to pick up after your pets. We want all of our guests to enjoy our patio without stepping on any unwanted surprises.
Please ensure that your pets are never left unattended outside even if the gate is locked. Please ensure that your pets are not creating a noise disturbance during your stay. If we receive more than 3 complaints, it may result in the termination of your reservation without a refund.
Pets may NOT be on our beds, towels, bedding, sofas, or carpeted areas. An excessive cleaning fee will be applied if pet hair is found in these areas. Our cleaners charge us for this and so the fees will be passed along to you.
Please make sure all PET FEES are paid PRIOR to your arrival or the entry code will not be given until it has been completed.
Recording Devices & Noise Detection Devices
If you’re staying in a home of ours with any of these devices, please assume that our devices are on at all times during your stay. You can find the location of our devices under “Guest Safety.” Any and all recordings captured on our property remain our property.
Release of the Manager Parties
In addition to the other specific releases set forth in this agreement and its addendum, you, for yourself, your heirs, assignors, executors, and administrators, and on behalf of each occupant of the property, and such occupants’ heirs, assignors, executors and administrators, fully release and discharge the Manager Parties from any and all liabilities, claims, demands, and causes of action which you, any occupant or their family members have or may have in the future by reason of any injury, loss or damage by whatever nature which has or have occurred, or may occur to you, or to any of the occupants during the stay as a result, or in connection with the occupancy of the property or in use of any item provided during your stay, including bikes, golf carts or other recreational items, including any claims, damages, costs or causes of action

Security (Per Side)
When you leave the property and at night, please make sure all doors are locked and secured. Even though our home is in a safe neighborhood, we take the safety of our guests very seriously. Our security protocol includes 4 outdoor cameras and 2 sound level detection devices. The cameras are located in the following common areas: the entryway by the front door, above the garage/driveway, the side patio walkway, and the backyard/pool area. The noise detection devices can be found in the following areas: one is attached to the ceiling in the kitchen area and the other can be found in the covered patio area.
Please note: These devices are not meant to micro-manage our guests. We do not have time to monitor or watch your every move. It is solely there to monitor any suspicious activity that will trip the alarms and cause us concern. In which case, we will check on the safety of our guests immediately.
Security Guard
Should we have to dispatch security to enforce, warn, evict, or for any other warranted reason to our residence at the time of your stay, we will pass along any fees associated with the dispatch to you. Fees passed along to you will still be your responsibility even if you end up being removed from our residence.
Smoking
There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or rocks & PLEASE CLOSE ALL DOORS) or outside of the home. Any burn marks on outdoor furniture or evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will cause an automatic smoke remediation fee of $1000.
Streaming Services
Please login to use your own streaming accounts.
SPARE BLANKETS & PILLOWS
Whether you'll be staying on the futon/sofa or inflatable mattress, we've got you covered with the spare sheets, pillows, and comforters! You'll be able to locate the extra items inside the closet of the room.
Toilets
Part of being in Florida is understanding the sensitive nature of plumbing in a tropical environment. Pipes can clog easily and lots of homes are on septic systems. PLEASE DO NOT FLUSH PAPER TOWELS, TAMPONS, WIPES OF ANY SORT (NOT EVEN “FLUSHABLE” ONES), SANITARY NAPKINS, OR ANYTHING OTHER THAN TOILET PAPER.
Trash
All trash is to be bagged and put in waste bins provided near the front entryway. The black bin is for all trash and the blue bin is for recycling. Please do not overfill trash in either of the bins. This can be easily avoidable by moving the bins to the street the night before/morning of trash pick-up. Trash days are Wednesdays & Saturdays while recycling is Wednesday only. If you are staying on these days, we ask that you PLEASE bring out the trash bins to the street to be collected. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside. Any excess trash, waste, or any other mess resulting in additional cleaning will be charged an additional cleaning fee of $300.
Travel Insurance
We HIGHLY recommend that you purchase travel insurance. NO REFUNDS will be made under our strict cancellation policy. Florida can have hurricanes and severe weather. Unforeseen events can occur and we will not provide a refund under any circumstances.
Tropical Bugs
We do our very best to keep any unwanted creepy crawlies from joining your group! This includes a monthly treatment to exterminate any bugs! Yet and still, we are in Florida and you might still see a spider in a corner, June bugs trying to fly in, and the occasional roach that will try to dry off after a rainy day. Please keep in mind, this doesn’t mean there’s an infestation, just a couple unfriendly critters wanting in on your fun! Either way, please let us know if you encounter them and we will try to get to it as soon as possible.
Unauthorized Guests
Although we do not mind if you invite a friend or 2 over to visit, there are no unauthorized guests allowed to stay overnight. Please do not allow extra guests to sleep at the house unless it was previously agreed upon from us when you booked the rental. Any unauthorized guests will result in a direct violation of our house rules, and we reserve the right to cancel the stay immediately without any refunds.
Unruly Guests
We want everyone to have a good time in our home, but we have definitely had an experience with a large group that we gave multiple chances to, that still apologized to us and continued to turn around and be a nuisance to the property and our neighbors. Therefore, we have revised our rules to prevent an incident like that from ever repeating itself again.
WATER PRESSURE
This house was recently remodeled, and you can tell the pipes are squeaky clean because WOW the water pressure is really strong! Please don't be alarmed. Enjoy the splash (:
YELLOW WATER
No, someone didn't forget to flush the toilet! The Fort Lauderdale water does have a yellow tint to it. Although the city has assured its residents that the water is safe to drink and that the yellow tint is simply a result of an organic material called TANNINS that's found in the underground water supply, we get that it still looks a little off putting. For this reason, we have a Brita Water Filter in the fridge, a smart fridge that offers purified water, and water bottles for your convenience.

Your Responsibilities and Assumption of Risk.
Your Responsibilities. You are responsible and liable for your own acts and omissions and are also responsible for the acts and omissions of anyone you invite to join or provide access to any Accommodation, Experience or other Host Service. For example, this means: (i) you are responsible for leaving an Accommodation (and related personal property) in the condition it was in when you arrived, (ii) you are responsible for paying all reasonable Damage Claim amounts necessary to cover damage that you, your guest(s), or your pet(s) cause to an Accommodation, and (iii) you must act with integrity, treat others with respect, and comply with applicable laws at all times. If you are booking for an additional guest who is a minor or if you bring a minor to a Host Service, you must be legally authorized to act on behalf of the minor and you are solely responsible for the supervision of that minor.
This is a new home that is still a work in progress! You will see some outlet covers (and painters tape in some rooms) are still removed to prep for paint and/or wallpaper. There will be aspects of the home that are not 100% ready. The floors although cleaned still require a deeper clean to remove stains from recent work that was done. Some TVs are missing remotes which have been ordered and should be arriving soon. The two fridges in the home need a filter and so for the time being the ice and water dispenser will not be functioning. The garage access has been blocked off. There is a possibility that the owners of the home can access the garage from the outside prior to providing notice at any given time.
Once again, we appreciate your compliance with these rules. We know this has been a mouthful. We aim to provide our guests with the best experience possible during their stay. In order to do so, we have these rules, and we really appreciate your cooperation in helping us share our beautiful home.
Thanks again and we look forward to hosting you soon!
Best Regards,
