With an industrial feel, polished cement floors, and soaring 12' ceilings, this 20'x20' studio offers ample indirect natural light all day long through its expansive north-facing window. Ideal for portraits, fashion shoots, interviews, and product photography, the space provides a clean and minimalist backdrop to bring your creative vision to life. The studio is equipped with a selection of stools and chairs, a standing desk with a monitor ready for plug-and-play, and high-speed internet to keep your workflow seamless. Convenience is key with our easily accessible location, featuring a nearby loading dock for smooth load-in and load-out near the elevator up to our suite. The space is wheelchair accessible, and restrooms are just steps away in the hallway. We offer flexible booking options, with hourly and full-day rentals available. Need more time? Enjoy a discount on rentals over 8 hours. Plus, complimentary coffee, water, and snacks are available to keep you refreshed, and our shared full kitchen and lounge area provide additional comfort. Parking description

We have 2 guest parking spots right next to the building that Peerspace guests can use for the duration of their rental. Plenty of metered street parking available on all sides of building. There is a paid lot behind the building/ the Monte Carlo. Guests may not park in the retail parking spaces near Pacifier/Allbirds.

Lighting description

3 large north-facing windows. Currently no coverings for these but that is something we are looking into. Light is pretty even most of the day with the building across the street acting as a natural bounce into our space. Light is most direct in the late afternoon.

Space is not soundproof

Ambient noise description

There may be some ambient noise from the HVAC system, though it is generally minimal. Due to the open layout and concrete floors, the space can have some natural echo. As the photo studio is part of a shared co-working space, occasional background noise from other guests and social interactions in common areas may be present. However, the photo studio itself is in a dedicated area, ensuring privacy for your session. If minimizing noise is a priority, we are happy to make reasonable adjustments to accommodate your needs. Being located on the 3rd floor helps reduce street noise, though as we are in the city, occasional sounds such as sirens or honking may still be heard.

Equipment loading description

There is a loading dock located in the alley at the back of the building, which can be used for loading and unloading equipment. However, vehicles must be moved to a different parking spot after loading is complete (refer to parking instructions for this). I, or someone from our team, may be available to assist with the load-in and load-out process if needed.

Staging area is available

We have a semi-enclosed cubicle adjacent to the photo studio that can be used for makeup/wardrobe.

Some rooms are off-limits for shooting

The photo studio is part of a shared co-working space, which includes private offices and meeting rooms that may be in use by other members. These areas are off-limits for shooting without prior approval. Guests are welcome to utilize the common areas in addition to the photo studio when available, but must be mindful and respectful of other members. Shooting in the hallways outside of our suite is not permitted without prior authorization.

Shooting the exterior of the building is allowed

Electrical system description

Plenty of standard outlets within the space and a handful of 220V wall outlets. If you need to access the circuit breaker for any reason, message me during your rental.

General Rules

1. Noise Control: Guests may play music and talk at a reasonable level but must not disturb other guests in the space or tenants of the building. 2. Capacity Limit: A maximum of 10 people are allowed in the space unless prior permission is granted. 3. Food & Beverages: Food and beverages are permitted as long as they do not result in damage to the space. 4. Cleanup: Guests are responsible for cleaning up their own gear and maintaining the space in the condition they found it. Basic cleaning will be provided between rentals. 5. Furniture Use: Guests may rearrange furniture within the photo studio but must not move furniture in common areas without permission. 6. No Smoking/Vaping: Smoking or vaping is strictly prohibited within the building. Violations will result in immediate removal without refund. 7. Booking Times: Guests must adhere to their scheduled booking times, including setup and teardown. Additional fees will apply for overtime use. 8. Property Removal: No items may be removed from the space at any time without prior permission.

All ages are allowed in the space

Furniture and decorations may be moved

Guests are welcome to rearrange furniture within the photo studio as needed, provided it does not cause any damage to the space. However, furniture in other areas of the co-working space may not be moved without prior approval. Additionally, no furniture or decorations may be taken out of the building without explicit permission.

Enhanced Health and Safety Measures

Our team ensures the space is clean and ready for each guest by wiping down all high-touch surfaces, sweeping floors, and resetting furniture to its original layout. We also provide fresh sanitization of shared equipment and replenish complimentary amenities such as snacks and beverages. Our goal is to maintain a spotless and welcoming environment for every booking.

Enhanced cleaning measures:

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.
