About the Space
Grand, historic craftsman home on a triple wide lot (½ acre) and large koi pond. The home has authentic craftsman styling, with 18 rooms including a large third floor open space with a bar. There is a pergola workshop and detached 2-car garage in the rear. The entry foyer opens onto a large dining room on one side and living room on the other, both with large sliding pocket doors. Through the dining room, you enter a butler's pantry before entering the kitchen. There is a study with grand piano, a sunroom and bedroom/den on the first floor. The 2nd floor has 4 bedrooms and 3 bathrooms. One bedroom has an attached outdoor patio. The third floor has a very large open room with windows at both ends and a bar in the center. It has a slanted ceiling on both sides. The property works well for filming and outdoor events, or small, intimate gatherings on the first floor in the living room, foyer and dining room.

Ambient noise description
The house is in a busy downtown neighborhood with police and fire stations nearby as well as Oxnard airport, so there is a fair amount of outdoor noise, and it is on a fairly busy street. There is no AC noise,, but the owners do have dogs and there are dogs in the neighborhood that bark.

This is a very large historic house on 4 levels, with lots of stairs both getting up to the property and once inside the house. Ramps might be necessary for some equipment. There is an alley behind the house with gate access for loading and unloading of equipment, but no alley parking.

Depending on what's being used for filming, other rooms may be utilized for staging areas.

Electrical system description
The circuit breakers are on the back side of the house. We do ask that lights be turned off in between filming, on breaks and lunch and dinner breaks as our electric bill here is quite large.

General Rules
No smoking anywhere on the property. It is a very intimate neighborhood, with lots of adjacent homes, so respect and quiet must be honored. While there is public street parking, there are a lot of houses on the street that rely on street parking because they don't have garages. Outside catering is allowed, inside catering can be negotiated for an additional cost.
Because the house is a national landmark, great care must be taken while using the property and keep from damaging the home and property.
The owners generally stay on the property and have 2 dogs who stay with them. Film permits are required and local filming rules strictly enforced.

Furniture and decorations may be moved
Within reason. Everything must be replaced back to its original location, so photographs are required before moving. Some wall decorations and televisions may be removed with permission.
I'm saying no to smoke machines, but they may be used as long as the smoke alarms are removed first, and then reinstalled when the smoke machines are off or no longer needed.

Security cameras and recording devices
We have 18 cameras around the property, inside and out. Inside they face every entrance/exit, with one at the top of the main staircase, one in the attic and one in the basement. 10 of them are outside around the perimeter of the property. NONE of the cameras are in bathrooms. There are no cameras in bedrooms except in the owner's master bedroom and it faces an exit door.
Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

Enhanced cleaning measures:
- High touch surfaces and shared amenities have been disinfected
All hosts are required to do the following prior to each booking:
- Sweep, mop, vacuum and clean the space.
- Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
- Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
- Collect and clean dishes, silverware, and other provided host amenities, if applicable.
- Remove garbage and add new lining to cans.
