The property features two secure gated entrances for ample parking convenience. The first gated entrance offers a paved driveway with space for up to 10 vehicles, ensuring easy access and a smooth arrival. The second gated entrance leads to a spacious gravel and grass parking area, accommodating up to 20 vehicles.

Windows are wide. Spring ample natural lighting. Bedroom windows all have blackouts. Windows in common areas also have blinds in order to control some of the natural lighting. Brightest time of the day would be mid-day until 3.

You cannot hear neighbors. Home is on a main street, but noise cannot be heard from inside the home. No noise from AC or appliances.

Ground Floor

Ground level. No loading zone. No ramp.

Any of the rooms can be used.

Circuits breakers can be accessed with supervision.

📸 General Rules ✔ Booking & Time Restrictions – All bookings must be made in advance, and shoots must start and end within the reserved time. Overtime may result in additional fees. ✔ Guest & Crew Limits – A maximum number of guests (photographers, models, crew, etc.) must be specified to prevent overcrowding. ✔ Check-In & Check-Out – All guests must check in and out with the property owner or manager. 🚫 Property Usage Restrictions ✔ Respect the Property & Décor – No moving or altering furniture, decorations, or fixtures without prior approval. ✔ No Unauthorized Areas – Some areas of the property may be off-limits unless explicitly permitted. ✔ No Smoking or Open Flames – Smoking, candles, or fire-related props are prohibited unless approved. ✔ No Loud Music or Noise Disturbances – Volume must be kept at a reasonable level to respect neighbors and wildlife. 🐴 Animal & Horse Usage ✔ Horses Available for an Additional Cost – If using horses as props, prior notice and an additional fee apply. ✔ Guests May Bring Their Own Horses – Any outside horses must have prior approval, proof of vaccinations, and be under control at all times. ✔ No Feeding or Handling Animals Without Permission – Unauthorized handling of horses or other animals is not allowed. 🏡 Outdoor & Pool Area Rules ✔ No Diving or Rough Play in the Pool – The above-ground pool may be used for photography only, with prior approval. ✔ Clean Up After Outdoor Shoots – Any props, decorations, or personal items must be removed after use. 📷 Equipment & Setup Rules ✔ No Nails, Tape, or Adhesives on Walls or Floors – Any modifications to the space must be pre-approved. ✔ Generator Use Requires Approval – If additional power is needed for lighting, generators must be pre-approved. ✔ Drones May Require Permission – Drone photography must comply with FAA regulations and be cleared by the property owner. 🛑 Cleanup & Damage Policy ✔ Leave the Space as You Found It – Guests are responsible for cleaning up any trash, decorations, or equipment. ✔ Report Any Damage Immediately – Any damage to furniture, walls, or property must be reported, and repair costs may be charged.

Certain furniture and decorations can be moved under supervision and with prior authorization.
