Parking description

There are 2 spots located in the driveway for easy load in/out. There is no parking available directly on the access street on Kent Way. Street parking on 52nd street and Holmes St is free but please be aware of street cleaning signs dependent on time of year and various handicap parking spots in area.

Lighting description

-Two large industrial style glass bloc windows on front wall -4 ceiling fans on ceiling fans and overhead lights -back window wall gets harsh sun later in the afternoon -Indirect light in the early morning hours

-Ambient noise: ranges from light/medium -Large trucks occasionally heard outside

General Rules

OVERTIME Overtime will be billed in half-hour increments. The space must be vacated and all items brought into the space must be removed by the end time of your booking reservation. Overtime will be billed in half-hour increments at a rate of 1.5 times our stated hourly rate. CLEANING / DAMAGES Cleaning fee is included in the hourly rate, although guests are expected to leave the space in the same condition as they found it in. Guests must respect the space and we ask/appreciate that guests tidy up after themselves. Guests must empty trash, place trash in dumpster cans outside of garage. Guests must remove any equipment or rentals you bring in, and you should factor this setup and teardown time in your booking hours. Please take great care of our space. No nails, screws, staples, or penetrating items should be used on our walls. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file with Peerspace. FURNITURE Please notify us in advance if you need to move furniture in the space to suit your event needs. If any furniture or props is moved during booking it must be put back to where it was found it before leaving. MISCELLANEOUS -There is no smoking allowed in the space. -No glitter or confetti can be used. -No open flame or frying allowed on site or any cooking that will create a large amount of smoke as our facility is not ventilated. -Outside catering is allowed. -*MUST SHOW PROOF OF INSURANCE*

Furniture and decorations may be moved

Please notify us in advance if you need to move furniture in the space to suit your event needs. If any furniture, props, artwork, or decoration is moved during booking it must be put back to where it was found it before leaving. Please take great care of our space. No nails, screws, staples, or penetrating items should be used on our walls without prior permission from host. Any tape or gummed backing materials must be properly removed. Damages (walls, floors, furniture, etc) will be billed to the credit card on file.

Security cameras and recording devices

There are 24hr security cameras on the outside of the building located at the front door, front street, back door, back alley, garage door, and grass side lot. They operate with video only no sound. No cameras are located inside the building.

Recording devices in bathrooms or dressing rooms are prohibited by the Peerspace Services Agreement.

The space is cleaned and disinfected in accordance with guidelines from local health authorities
High touch surfaces and shared amenities have been disinfected

All hosts are required to do the following prior to each booking:

Sweep, mop, vacuum and clean the space.
Supply a hand washing station with soap, warm water, and paper towels or hand sanitizer with at least 60% alcohol.
Clean common areas allowing guest access including bathrooms, kitchens, and entrances.
Collect and clean dishes, silverware, and other provided host amenities, if applicable.
Remove garbage and add new lining to cans.
