-Guests will be required to sign a liability waiver and pay a security deposit in the absence of COI (via Zelle). The deposit will be refunded after inspection confirms the property has been returned to its original condition. -No smoking or drinking. -No nudity or adult content. -Equipment has to be lifted and placed carefully in order not to ruin hardwood floors. -Furniture can be moved around, EXCEPT for the dining table. It’s not allowed to move dining table. -Plant vines cannot be touched or rearranged. -Catering is fine. -Guests will be requested to sign a liability waiver. -Price shown for bookings of 10 guests or less. Reach out for a quote if your total crew is above 10 people. -If you require backyard to be set up and grass freshly cut, please notify in advance and a separate charge will be applied. -Kitchen appliances are not available for use. -One bedroom (pictured) is available for use. If you require the use of an extra bedroom, please notify in advance for an extra charge. -Cleanliness expectations: The house will be staged and organized exactly as pictured. However, the house will NOT be professionally cleaned prior to each booking. This is not an Airbnb. Therefore, please expect to find some dirt or dust at times on the floors. Trash gets emptied once daily. Depending when your booking falls in the day, you may see trash in the trash bins. If you decide to move furniture around (such as the couch, rugs or bed) dirt, fallen leaves or other things may be found behind or under these items. Also, this is a Florida house and renters open the doors for extended time to load and unload. As a result, insects, roaches or lizards may enter the property. The house gets professionally sprayed for insects monthly, but we cannot guarantee that an insect will not be spotted. If you need the house to be thoroughly cleaned prior to your booking, please inform us in advance and a cleaning fee will be applied. -Tampering with the property's indoor and outdoor security cameras are not allowed.
