Onsite parking needs to be kept to the side of the building that the studio is on. When you pull in, stay to the right!

Small amount of noise from the AC/ heat unit. Occasionally, children outside playing can be heard.

Ground Floor

Must stay in the studio and not go into any other part of the building.

The circuit breaker in in a different part of the building and they will have to find the owner to access it. The owner will always be on the property! There are 3 outlets that are easy to access.

General Rules *Time, including operation hours, can be flexible, just ask and don't assume you're okay. I will always be on property, so I will keep up with time and charge for extra time used. *The number of guest can also be flexible if you message me with details. *Please do not move any furniture without asking. I do have furinture in storage that can be pulled into the studio with permission. In the studio and ready to go at all times will be a full size bed and a couch. In storage I have a crib, vintage cradle, bench, and a few items for erotica. Just ask upon booking and and I can have them set up for you. *No smoking or vaping in the building and you must clean up any buds outside. * No glitter, champagne spays, or anyother items that leave a big mess. * Pets are allowed only if prior appoval is given! *If your session is of any intimate nature, feel free to lock the door and close the curtains! (Please let me know if this is going to be the style, so I can help ensure that there are no interruptions)

Please ask about removing any furniture. I do have other furniture in a storage area that can be used, but I will need to approve and help move that prior to the booking time.
