A 4,000 square foot modern lodge perched above a private spring-fed pond in the Green Mountains. Foliage drone footage shot here looks like it was made for a magazine spread — because most of it ends up in one. Just outside Killington, this is Vermont's most-photographed private setting.
**Inside:** Cedar-plank ceilings rise above a cathedral great room with floor-to-ceiling windows facing the mountains. Wide-plank hardwoods, a chef's kitchen anchored by a poured-concrete island, and dining for ten beneath wood-and-iron pendants. The primary suite includes a spa-tier bathroom with cedar ceiling and pebble-walled shower — a natural getting-ready suite for bridal or editorial shoots.
**Outside:** A private pond reflects the foliage at peak. A wraparound deck for golden-hour scenes. The property is at elevation, with dramatic Green Mountain ridgelines as the backdrop.
**Best for:**
- Foliage editorial and brand campaigns (apparel, outdoor, wellness, automotive)
- Engagement and elopement shoots — pond reflections + mountain backdrop
- Indoor ceremonies and intimate weddings up to 15 guests (great room w/ mountain windows)
- Reception-only "wedding house" — couples marry off-site, gather here
- Corporate retreats and leadership offsites (≤15)
**Light:** East-facing pond captures sunrise; cathedral windows fill with afternoon light. Summer golden hour 7–8:30 PM, foliage golden hour 4:30–6 PM, winter golden hour 3–4:30 PM.
**Access:** Private gravel drive, ~6 vehicle parking. 12 minutes to Killington Resort base lodge. 2 hours from Burlington (BTV) or Manchester NH (MHT). 4 hours from Boston, 5 from NYC.
**Note:** This is a residential mountain estate. We host event guests up to 15 (all overnight). For ceremonies above 15, couples often pair us with Riverside Farm or Mountain Top Inn (5–20 min away) for the ceremony and use this house as the wedding-party lodging + reception dinner.
