About the Space

From the street, this place reads like a director's establishing shot waiting to happen — low-slung flat roof, dark trim framing a crisp stucco facade, symmetrical topiary flanking a wide pivot entry, and warm amber uplighting that makes the exterior pop even before you've stepped inside. The curb presence is clean and cinematic: residential enough to feel real, architecturally bold enough to feel aspirational. Drone coverage of the roofline and multi-level rear elevation against a city-at-dusk skyline is genuinely exceptional — you get LA's westside sprawl glowing orange and gold behind a modern white structure with steel-rail terraces at two distinct levels. This is a multi-story hillside property that shoots big on every axis. Inside, light floods in from the west across every major living space. The open-plan dining and kitchen level features wide-plank bleached oak floors, seamless high-gloss white cabinetry with a dark espresso island, a brushed stainless statement hood above a chef's range, and a skylight that drops natural fill directly onto the cooking surface. A large-format sliding glass wall opens the dining area fully to the terrace — that indoor-outdoor dissolve is instant and smooth, which camera operators love for transitions. The dining room itself seats eight comfortably with room to dress or relight, and a textured tile feature wall in soft grey-green adds depth without competing. The lounge areas — two distinct ones on different levels — both share the same bleached oak floors, crisp white walls, and natural linen furnishings, with linear gas fireplaces in travertine and stacked-wood surrounds providing warm foreground texture. Ceiling heights read at approximately 9.5 to 10 feet throughout, recessed lighting is flush and unobtrusive, and the window-to-wall ratio is excellent — meaning you can bounce, shape, or let natural light run wild. The game room level is a standout production room: chrome-legged slate billiard table anchors the frame, bold geometric area rug adds graphic contrast, and oversized glass sliders open directly onto the hillside terrace with unobstructed city views stretching to the horizon. A pinball machine in the background adds unexpected personality — great for lifestyle, music video, or brand content that wants edge without grit. The primary suite delivers a cooler, quieter tone: a long room with a wood-panel fireplace wall, faux fur throws, soft amber bedside light, and floor-length ivory drapes filtering indirect western light. There's a second, warmer-toned bedroom in sand and wheat that reads beautifully for fashion close-up work. The spa shower is a standout detail — full floor-to-ceiling slab marble with dramatic veining, mosaic tile floor, skylighted ceiling, and brushed gold fixtures. It's a beauty and editorial shot on its own. For events, this property functions as a genuine multi-zone host space. The open kitchen-to-dining flow handles catered corporate dinners with ease, the game room becomes a natural cocktail and activation zone, and the dual terraces — one intimate with a lounge sectional and pergola overhang, the other a wide elevated deck with city panorama — give planners flexibility for cocktail hours, product reveals, or intimate brand dinners. Truck access and street parking are available; the layout supports rotating crew and vendor movement without disruption to active shooting areas. Sound is relatively well-insulated given the setback from the street and surrounding greenery. Multiple holding rooms across the bedroom level keep talent comfortable and production organized.
