We welcome all creators- from content to mini sessions, to film and fine art. We are happy to work with you on choosing the locations, timing, and tide that best suit your vision. Each setting has been considered for natural light, composition, textures and background. Your booking provides private access to the designated shooting areas, allowing you to set up, experiment, rearrange props, and create at your own pace without competing with other photographers or public visitors. Beautiful in filtered sunlight, especially atmospheric in fall or after a snow. The 1863 Barn: Weathered wood, rustic details, a collection of antique farm and fishing items, beautiful afternoon sunlight creates a warm, naturally textured backdrop. The barn can also serve as a sheltered staging, seating, or changing area for models, photographers, and crew. The Beach and Coastline Secluded sandy beach, rugged coastline, tidal pools and views that change with the tide, offering a variety of photographic opportunities throughout the day. Wildlife and After Dark Photography The property is home to abundant wildlife, including deer, foxes, waterbirds... While we can't guarantee a wildlife sighting, the natural environment adds to the character of this location. For photographers interested in night shoots, the property offers dark skies, star photography, beautiful moonlit water, and fantastic light during the full moon when conditions align. Photographer Mini Sessions -Photographers may schedule multiple clients during their reserved rental period, including family, maternity, engagement, senior, and seasonal portrait sessions. -One client group or family at a time unless otherwise approved. -Photographers are responsible for scheduling and supervising their clients. -All clients must remain within designated photography areas and with the photographer at all times. -Children and pets must be supervised by an adult at all times. -No additional parking beyond the property's 6 vehicle maximum -Photographers must allow adequate time between sessions for client arrivals and departures. The road is one lane, please ensure time to allow egress. -All photography equipment, props, set up and breakdown must fit within the reserved rental period.
