1. Booking Confirmation
To reserve Accommodation, We will require 100% of the total amount due. This amount is refundable as long as you notify us that you no longer require your booking more than Seven days before your arrival.
For bookings made within Seven days of arrival, full payment, by cleared funds, is required at the time of booking. In the event of a cancellation within this period, no refund will be given.
If booking by telephone, Once we have confirmed acceptance of your payment details; or if booking via our website or email and the requested property is available, once you receive a confirmation by email of your booking.
Should payment not reach us within the required time stated, we reserve the right to cancel any booking made, and any money paid will be forfeited.
Failure to pay by the agreed terms of payment may result in the suspension of accommodation. We reserve the right to charge interest on overdue accounts.
2. Method of Payment
We accept the following methods of payment: -
• Credit/Debit Card: Visa, MasterCard, & American Express, PayPal.
• Bank Transfer: Pounds sterling. Bank details are available on request.
3. Booking Extensions
If you wish to extend your stay, we will accommodate the request should we have availability. Payment must be made immediately on the invoice. Failure to do so will result in a cleaning being scheduled for the original day of checkout.
4. Accommodation
You are only granted a licence to occupy the accommodation, and this Agreement gives you no other rights either express or implied to the accommodation.
5. Occupancy
The number of people permitted to occupy each property is limited to the number of beds. In some properties, extra sleeping accommodation can be arranged. If the number of people admitted to occupy a property is exceeded, We reserve the right to charge for additional guests at the rate of £100 per guest per night, or extra guests will have to vacate the property.
6. Duty of Care/Responsibility
It is the responsibility of the guests to ensure they are respectful to other tenants living within the building/area in which they are staying. Guests must also ensure noise levels are restricted. We have noise monitoring devices in all our properties. Reports of excess noise from other tenants to the Agent will mean automatic immediate termination of the stay. In addition, Guests have a responsibility and duty of care to ensure damage is not deliberately inflicted on the property or its contents. Smoking is prohibited, and any evidence of this in the apartment will incur penalties. Such damages will be charged to the guest via invoice payable within seven working days.
7. Arrivals and Departures
Guests can check in to their property from 3.00 pm on the day of arrival if booked directly with us on our website or over the phone. Check-in is 4.00 pm if booked by another means. On arrival, you will be asked to check the accommodation and accept your stay if, once checking into the property the guest discovers any damage or problem that Ble puffin stays has not notified the guest of, this must be reported within the first 6 hours of their stay. If no damage is reported, it will be deemed to have been cause by the current guest & charges will apply. Check-out is any time before 11 am. Please note that you will be charged for checking out late. Key collection details will be provided before the check-in date and will not be released until this contract has been signed, deposit paid(if required) and identification of the lead booking submitted.
Early Departures
If a guest needs to check out before the agreed departure date, we will class the departure as the end of the stay and arrange for the property to be cleaned.
8. Inventory / Property Care
All damages, over and above the deposit amount, will be paid for by the guest within seven days of receiving the invoice from us. Failure to do so will result in a small claims court claim being filed on the next working day after the deadline. All interest, legal fees and any other charges related to recouping the outstanding debt will be paid for by the guest.
9. Additional Charges
Broadband: Broadband is available free in all property locations. Passcodes will be provided at check-in. However, we will not be responsible for any fault associated with the user’s hardware or software, no support will be available, and We will not provide compensation in any form for its failure to work.
Cleaning: We expect the property to be left in a reasonable state on departure. If, at our discretion, additional cleaning is required on departure, the cost of this cleaning will be an additional charge, again invoiced and payable within seven days or taken from the deposit.
Smoking: Smoking is prohibited in all apartments and communal areas. In July 2007, smoking was made illegal in enclosed public areas; this includes the communal hallways as they are used by all residents and their guests. Anyone found to be smoking or evidence of smoking in the properties or communal areas will incur a charge by way of liability to cover the additional costs of cleaning, freshening and airing the properties over 24 hours. Any damages caused will be charged in addition to this fee, again invoiced and payable within seven days.
Keys: We will issue the guest with one set of keys or a Keycode. Additional sets can be supplied subject to availability, and the request must be made in advance of arrival. However, if the issued keys are not returned on departure, we reserve the right to charge the guest or booker to replace the keys or change the locks. In case keys are lost, there will be a fee. The price for replacing the locks will be whichever We deem the quickest way of gaining access to the property. In such an event, We also reserve the right to charge the guest for a further night’s stay should it be the case that we are unable to gain access to the property and re-let it.
Parking Pass: If We issue the guests a parking pass (for those properties requiring permits only) which must be left in the apartment upon departure. Failure to return the pass will result in a replacement charge
Call Outs: If the emergency call-out number is used to call out our staff between the hours of 8 pm and 9 am for any purpose other than an emergency, We reserve the right to charge the booker or guest a call-out fee
10. Liability
We cannot be held responsible in any way for loss of or damage to contents, furniture, fittings or any personal belongings at the property locations. Nor can We be held liable for the acts or defaults caused by third parties. You are advised to ensure your insurance policies cover loss or damage to personal property during your stay. Guests are advised to take out adequate travel and personal insurance.
Whilstwe endeavour to ensure the highest standards for third-party properties; it does not warrant that in booking these properties on your behalf, the property is under local, and national laws, including health and safety and insurance. You also understand that although a third party may comply with local and national laws, the rights and remedies under such laws may differ from those of England and Wales.
Nothing in this contract seeks to exclude liability for death and personal injury or any other liability not excludable under the laws of England and Wales.
11. Access to Properties
In addition to the weekly housekeeping service,we on occasion may need to access the property in which you are staying. we reserve the right to gain access to all properties at all times. We will, wherever possible, endeavour to give guests as much notice as possible before entering the property.
12. Pets
We regret that pets are not allowed in apartments or houses. Unless stated, the property is pet-friendly.
13. Services
We cannot be held responsible for any failure or interruption of services to the property, including electricity and water or any damage, disruption or noise caused as a result of repair works being carried out in another part of the property or development.
14. Communication
We operate between the hours of 8 am and 8 pm 7 days a week. If you are checking in after these times, please call ahead during office hours to ensure you have everything you need.
15. Charges
Depending on the source of your booking, you may or may not be asked to pay a guest deposit. In either case, the lead guest takes full responsibility for any damage or additional charges and accepts that they will be ability named person on the invoice, and the liable guest to pay rests solely with them. The lead guest also agrees to settle the invoice within seven days and accepts that failure not to do so will result in interest charged at 8% per day for every day that passes that the invoice is unsettled, plus any fees incurred to recover the debt. The initial damage will be deducted from any deposit held on file, and you give full authorisation for this to happen whilst accepting that anything not recovered by the deposit, the guests will be paid in full by you, the lead guest, within seven days of the invoice being issued.
Charges are only applied provided the following provisions are not met:
• No damage is done to property or its contents.
• No charges are incurred due to illegal activity, or additional services rendered during the stay.
• All debris, rubbish and discards are placed in the rubbish bin, and soiled dishes are cleaned.
• All keys are guest in the key box or the same place as the guest collected them from and the accommodation is left locked.
• All charges accrued during the stay are paid before departure.
• No linens are lost or damaged.
• No early arrival or late departure.
• No smoking within the apartment.
• The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
• No Party have accrued or extra occupants over the amount the Agreement is for
16. Entire Agreement
This Agreement shall be governed by the laws of England and Wales, and the Parties submit to the exclusive jurisdiction of the English Courts. The Agreement and exclusive statement of the Agreement between the Agreement relating to the subject matter of the Agreement, which supersedes all previous communications, Agreements or other arrangements written or oral.
Agreements agree that no variation of this Agreement shall be effective unless in writing and signed by a duly authorised signatory of both parties.
Guests found checking in early without authorisation may be subject to additional charges!
